Shifting to a rented flat in Lucknow: a tenant's checklist

Documents and paperwork, , 9 min read

Most people who move within Lucknow are tenants. A new job in Gomti Nagar, a school change, a better flat near the metro or simply a landlord who raised the rent: renting is a cycle of shifting every few years. The move itself is only half the work. The other half is paperwork, money and rules that decide whether you get your security deposit back and whether the gate guard lets the truck in.

This guide is a practical checklist for tenants shifting to a rented flat or house in Lucknow. It covers what to settle with the landlord before you book a mover, how to plan the dates around the month-end rent cycle, what a society will ask for, how to handle the old flat's deposit, and what the move costs. Rules differ between landlords and societies, so treat this as a checklist of things to ask, not as legal advice.

Before you book anything: settle these with the landlord

Do not book a truck until the new flat is confirmed in writing. Movers cannot move into a flat that is not yet handed over, and a last-minute change of date costs you money and goodwill. Before you commit, ask and note down:

  • Handover date and time. Get the date on which keys will be given and whether the flat will be cleaned, painted or repaired first.
  • Rent, deposit and notice period. Confirm monthly rent, the amount of security deposit, the maintenance charge and the notice period for leaving.
  • Permission for movers. Many landlords and societies allow shifting only in certain hours. Ask for the timing and for the lift or gate rules.
  • Fittings that stay. Ask which items belong to the flat: geyser, fans, lights, wardrobes, modular kitchen, curtain rods. List them so you do not pack them and do not get blamed for missing ones.
  • Parking. Check where the loading vehicle can stand and whether there is space for your own car and bike. If needed, arrange car transport or bike transport separately.

Rent agreement: what to read before you sign

A written rent agreement protects both sides. Most short residential agreements are made for 11 months, and longer leases normally need registration, so ask the landlord or a local document writer which route applies to you. Whatever the length, read these clauses carefully:

  • Names and addresses. Your name and the landlord's name must match their ID proofs.
  • Rent increase. Look for a yearly percentage, so a surprise hike does not force another move.
  • Security deposit and refund terms. The clause should say how many days after vacating the deposit is returned and what can be deducted.
  • Lock-in period. If there is a lock-in, know what you owe if you leave early.
  • Repairs and maintenance. Who pays for small repairs, painting and society charges?
  • Utilities. Electricity, water and gas: separate meter or shared, and who pays the bills.

Keep a signed copy with you and a photo on your phone. You will need it for address proof, a gas connection, a new broadband line and even a school form. Our address change checklist lists what to update once you have a new address.

Tenant verification and documents

Landlords and societies often ask tenants for identity documents and some form of police verification. The process and the portals change from time to time, so ask the landlord or the society office what they need and how it is submitted. A typical document set looks like this:

DocumentWho provides itWhy it is asked
Photo ID (Aadhaar, passport, voter ID or driving licence)Tenant and all adultsIdentity proof for the landlord and society
Passport-size photographsTenantVerification forms and society records
Employer ID or offer letter / college IDTenantProof of work or study and contact details
Landlord's ID and ownership proofLandlordSo you know the person renting is the owner
Signed rent agreementBothAddress proof and legal protection
Vehicle detailsTenantParking permit or sticker in the society

Keep these in one folder and carry them yourself on moving day, not in the truck. The same rule applies to your valuables and original documents.

Month-end timing: when to move in a rental cycle

Rent in most Indian cities is paid monthly in advance, and many tenancies end on the last day of a month. That means the last two days and the first three days of a month are busy for packers and movers in Lucknow, because many tenants shift at the same time. The same is true around school session changes and transfer season.

To avoid paying more than you need to, try these timing tricks:

  1. Move in the middle of the month if your lease allows it. Crews and trucks are easier to book, and you can choose a time slot.
  2. Book early. We ask for at least 2 days' notice for local moves and 3 days' for long-distance ones. If you need to shift faster, read about same-day shifting in Lucknow, which is possible when a crew is free but never guaranteed.
  3. Overlap the two flats by a few days if you can afford it. A short overlap lets you pack calmly, clean the old flat and avoid late-night loading.
  4. Pick weekdays. Societies are quieter and the lift is free. Our guide to the best time to shift house in Lucknow explains the busy and quiet months.

Society rules, NOC and the lift

If the new home is in an apartment complex, the society may ask for a few things before the truck is allowed in. Typical requirements include the landlord's no-objection letter, a copy of the rent agreement, ID proofs, a gate pass for the vehicle and a refundable or non-refundable move-in charge. Some buildings allow shifting only between fixed hours and only through the service lift. Read our guide to society rules for moving in and out in Lucknow and call the society office a day or two before your date.

Also check the old society. Many societies need a clearance of maintenance dues and a gate pass for moving out, and the guard may ask for the landlord's permission to let a vehicle leave with household goods.

Leaving the old flat: get your deposit back

The security deposit is often the biggest part of a tenant's money. These steps help you get it back on time:

  1. Give notice in writing as per the agreement, and keep a message or email as proof.
  2. Take dated photos and a short video of every room after you empty it. Include walls, floors, bathrooms, fittings and meters.
  3. Repair what you caused. Fill nail holes, remove stickers, fix loose switches and have the flat cleaned. Normal wear and tear should not be deducted, but unpaid bills can be.
  4. Clear all bills. Electricity, water, gas, maintenance and internet.
  5. Return keys and get a handover note. Ask the landlord to sign a short note that the flat was handed over in good condition, with the date.
  6. Remove your things first. A good crew will show you each room before it leaves, so you can sign off the loading together.

If a mover causes damage to the building, such as a scratched wall or a broken tile in a common area, tell the crew immediately. Narayan Packers & Movers takes full responsibility for damage caused by our team and pays the complete repair or replacement cost. See our damage and refund policy for details.

How much does a rented-flat move cost in Lucknow?

For most tenants the cost depends on the size of the household, floor, lift access, distance between the two flats, and whether you want packing and unpacking or only transport. These are indicative price ranges for local moves within Lucknow:

Home sizeIndicative local price*
1 RKโ‚น2,500โ€“5,000
1 BHKโ‚น3,500โ€“8,000
2 BHKโ‚น6,000โ€“12,000
3 BHKโ‚น9,000โ€“18,000
4 BHK / villaโ‚น15,000โ€“28,000

*Indicative only. The final price is fixed in writing after a free survey. Higher floors without a lift, long carry from the gate and extra services such as dismantling can change the amount. Read what affects packers and movers charges and our packers and movers charges in Lucknow page to see how the quote is built. Long carry is not part of our standard scope, so tell us if the vehicle cannot reach the entrance.

If you are moving to another city for work, the same checklist applies, but the price depends on distance. For a 2 BHK, intercity moves are typically โ‚น12,000โ€“22,000* up to 200 km and โ‚น15,000โ€“28,000* for 200โ€“500 km.

Smaller household? Cheaper ways to shift

Many tenants, especially students and single professionals, do not need a full truck:

  • 1 BHK shifting with a small vehicle and three-person crew.
  • Part-load shifting if you have only a few items, with truck space shared.
  • Student and PG shifting for hostel rooms and shared flats.
  • Tempo hire if you will pack yourself and need only a vehicle and loaders.

Rented homes often have limited cupboards, so use this move to declutter before moving. You pay less when there is less to carry.

Fittings, appliances and furniture in a rented home

A tenant usually takes the split AC, geyser, chimney, TV and RO purifier along, then needs them reinstalled in the new flat. Ask us to arrange appliance uninstallation and installation by technicians so the old flat is not damaged and your warranty is not affected. If your bed or wardrobe will not pass through the new door, furniture dismantling and assembly by carpenters saves scratches on walls. Check the measurements of the new doorway and lift on your visit.

Packing quality matters in a rental move because you cannot always count on a clean, ready flat. Our packing and unpacking service uses bubble wrap, foam and strong cartons. For tips on doing it yourself, see how to pack kitchen items and pack fragile items.

Moving day checklist for tenants

  1. Be at the new flat at the handover time with the keys, or send a trusted person.
  2. Take photos of the new flat before the crew brings anything in, and note existing marks with the landlord.
  3. Protect the floor and lift with sheets, and keep corridors clear.
  4. Keep documents, jewellery, cash, laptops and chargers with you.
  5. Track your goods: for long-distance moves we share updates on WhatsApp by LR number. See track your shipment.
  6. Check off every box against the inventory list before you sign.
  7. If you are storing goods for a few days between flats, ask about storage in Lucknow, and consider transit insurance for valuable items.
